Am I required to make my property available to Section 8?
No;However we do make our properties section 8 compliant where applicable should the market dictate we need to make our property available to section 8. -
Are you licensed?
Yes, I’m licensed in the state of Oklahoma for both realty & property management -
Can you put the money directly into my account?
The money is direct-deposited into your bank account every month. -
Do I get to see the lease or sign it?
We don’t require owners signatures of the lease however a copy may be provided upon request -
Do you sell real estate too?
Yes! We can help you buy or sell real estate. -
How and when do I get my checks?
Rent is processed around the 10th & 25th of every month -
How is rent collection handled?
Rent is due on or before the 1st of each month. We offer a 5 day grace period and post notice to quits around the 6th of each month. -
How long of a lease do you sign?
Generally 12-18 months depending on the season and occasionally they’ll turn into month to months -
How much security deposit do you charge the tenant?
This is generally equivalent to one months rent. -
How soon can you start managing my property?
Management can start ASAP but often there tends to be a transitionary period from the current owner/property manager. -
What type of properties do you manage?
Single & multi family -
What type of reports do I get and how often?
You'll have a weekly leasing report for on market properties, a monthly owner statement for lease properties, and a 1099 at the end of the year. -
Who holds the tenant security deposit?
Our office holds the security deposit in a separate escrow account.
